The Columbia Township Board of Zoning Appeals will meet on Monday, February 23, 2026, at 6:30 p.m. to hear two cases. The public hearing will be at the Columbia Town Hall, 25496 Royalton Road, Columbia Station, Ohio 44028.

Case 2026-2: Frank Colabianchi, representing the Mustee family, was previously granted a variance by the BZA for one lot on Root Road as part of a four lot split (Case 2025-01). The Lorain Public Health Department is requiring additional acreage for septic systems on two lots of the lots as originally configured in Cases 2025-01.  Adding the necessary acreage to the two lots changed the dimensions and road frontage of the remaining tract of land. This property is Zoned R3 Residential and the Permanent Parcel Number is 12-00-084-103-015.  To complete the lot split, the remaining two lots will require variances to comply with Table 8.03 of the  Columbia Township Zoning Resolution. Table 8.03 requires a new lot to have a minimum of 200 ft. of road frontage. Therefore, one lot will require a 90 ft. variance and the other a 77 ft. variance.

Case 2026-3:  Blake Knisely is requesting an 8 ft. front setback variance for each of two new storage buildings to be built at 27203 Royalton Road. Each building would have a 92 ft. front setback. The buildings will face a new public road that will run south of Royalton Road. The property is zoned Light Industrial and the Permanent Parcel Number is 12-00-086-000-019. Table 8.03 of the Columbia Township Zoning Resolution requires property zoned Light Industrial to have a 100 ft. front setback.
